Whether you're building a new home, renovating, or extending an existing one, the design journey should be exciting, inspiring, and enjoyable. At Drift Design Studio, I work closely with clients to understand how they live and what matters most to them, transforming ideas into practical, well-crafted designs that feel uniquely their own.

From concept design through to building consent, I provide clear guidance every step of the way, creating homes that are functional, beautiful, and designed to stand the test of time.

01 Initial Meeting & Discussion

The first step is an obligation-free initial meeting where we can discuss your project, ideas, and aspirations. This is an opportunity for us to get to know each other, ensuring you feel comfortable working with me and allowing me to gain a clear understanding of what you're hoping to achieve.

I will meet with you at your home or site, where we'll talk through your vision, lifestyle, and the way you use your spaces. Understanding how you live is an important part of the design process, helping to create a home that is both practical and uniquely suited to your needs.

Every site and home has its own characteristics, whether it's the views, contours, sun orientation, access, or surrounding environment. During our meeting, I'll assess these opportunities and constraints, make notes, and discuss the various design possibilities available to you. This information forms the foundation of the concept design and helps ensure the project starts in the right direction.

02 Quote & Formal Engagement - Concept Design

Following our initial meeting, I prepare a Project Brief that captures your goals, requirements, and the key elements you would like incorporated into the design. This ensures we have a clear understanding of the project and a solid foundation to move forward.

Based on our discussions, I will then provide a tailored Fee Proposal/Quote for the next stage of work—the Concept Design. The proposal outlines the scope of services, associated costs, and what you can expect throughout the process, providing clarity and transparency from the outset.

Once you're happy to proceed and the Fee Proposal is accepted, work can begin on bringing your ideas to life. This is where the exciting part starts, as concepts begin to take shape and your vision starts to become a reality.

03 Concept Design

With the project brief established, work begins on developing the concept design. This involves gathering and reviewing all relevant site information, including council records and, where required, input from specialist consultants. For alterations and additions, a site measure is typically needed. Every project is different, so the process is tailored to suit the complexity and requirements of your home and site.

The design process is relaxed, collaborative, and highly personalised. Through sketches, discussions, and ongoing feedback, ideas are explored and refined while carefully considering your lifestyle, goals, budget, and the unique characteristics of the site. Whether it's capturing a view, maximising sunlight, responding to contours, or improving the way a home functions, every design decision is made with purpose.

As the design develops, floor plans, site plans, and preliminary 3D modelling are prepared to help bring the concept to life. Designs are refined and adjusted as needed, ensuring the final concept feels right before progressing further. Designing a home is one of the most significant projects many people undertake, and taking the time to get it right is an important part of the journey.

Once complete, the concept design is presented for your review. This typically includes site plans, floor plans, elevations, and detailed 3D perspectives. The 3D imagery is a particularly valuable part of the process, allowing you to clearly visualise the design and understand how the home will look, feel, and function. For many clients, these perspectives transform a set of drawings into something tangible and exciting, providing confidence that the design truly reflects their vision.

04 Quote & Formal Engagement - Building Consent Construction Drawings and Documentation

After the concept design has been finalised, with any necessary change made and you're happy with the overall direction of the project, I prepare a tailored Fee Proposal for the next stage of work - completing the Building Consent Drawings and Documentation.

By this point, the design has been sufficiently developed to accurately assess the scope of documentation required, any specialist consultant involvement, and the complexity of the project. This allows me to provide a clear and transparent proposal for completing the detailed design, construction drawings, and building consent documentation.

The proposal outlines the scope of services, anticipated consultant requirements, and associated fees, giving you a clear understanding of the work involved before proceeding further. It also provides an opportunity to review the project as a whole, discuss any final adjustments to the scope, and ensure everyone is aligned before moving into the more detailed stages of design.

Once the proposal is accepted, work can commence on developing the concept into a fully detailed set of drawings and documentation, bringing the project another step closer to construction.

05 Building Consent Construction Drawings and Documentation

With the concept design approved, the project progresses into the Developed Design and Construction Documentation stage. This is where the initial concept is refined and developed into a detailed design, ensuring every aspect of the project has been carefully considered before construction begins.

As the design evolves, there are often opportunities to further enhance and fine-tune the concept. Room layouts may be adjusted, window positions refined, materials considered, and technical aspects resolved. Additional information from consultants or site investigations may also influence the design. This stage is about taking a great concept and making it even better, ensuring the finished home functions beautifully and responds to the practical requirements of construction.

With the developed design established, detailed construction drawings and specifications are prepared. These documents provide the information required for accurate pricing, construction, and the next stages of the project. Every element of the design is carefully documented, from floor plans and elevations through to construction details and coordination with specialist consultants where required.

Throughout this process, I continue to work closely with you, ensuring any questions are addressed and that the design remains aligned with your vision. While this stage is more detailed and technical in nature, the goal remains the same—to create a well-considered home that reflects the way you live and provides confidence that every detail has been thoughtfully resolved.

By the end of this stage, the design has evolved from an initial concept into a comprehensive set of drawings and documentation that clearly communicate the project and prepare it for the next step in the journey.

06 Building Consent Application

Once the construction drawings and supporting documentation have been completed, the project is ready to be submitted for building consent.

If you wish, I can manage the entire building consent application process on your behalf. This involves preparing and lodging the application with council, coordinating any supporting information from consultants, and ensuring all required documentation is submitted in the correct format.

During the consent process, council may request further information or clarification on aspects of the design. These requests are a normal part of the process, and I can act as your representative by working directly with council and coordinating responses from any consultants involved. This helps streamline communication and reduces the amount of administration you need to manage yourself.

My aim is to make the building consent process as straightforward and stress-free as possible, providing guidance throughout and keeping you informed of progress along the way.

Once building consent has been granted, your project is ready to move forward to the construction phase, bringing your new home or renovation one significant step closer to reality.

07 Building - Your Home Takes Shape!!

Once consents are approved and the design is fully documented, construction can begin—the stage where your home moves from drawings on paper into a physical space!!

This is where everything starts to come to life, as the structure takes shape on site and the design becomes something real and tangible. It’s always exciting to see the progression as each stage of the build reveals more of the finished home.

I like to stay connected to the project and am always happy to be kept up to date as things progress. I am also available to the builder if any clarification is needed around the design intent or documentation, helping to ensure the vision is understood and delivered as intended.

For me, this stage is one of the most rewarding parts of the process—seeing the home come to life after all the planning and design work, and watching it gradually become a place that will be lived in and enjoyed for years to come.

00 Resource Consent

At the appropriate stage of the design process, I will assess whether Resource Consent is likely to be required for your project, based on the site, local planning rules, and the proposed design.

If a Resource Consent is needed, I work closely with an independent planning consultant to ensure the application is properly prepared and aligned with council requirements. The planner provides specialist input on planning matters, while I ensure the design intent is clearly communicated and supported through accurate drawings and documentation.

This collaborative approach helps identify and address any planning challenges early, ensuring the design has the best possible chance of approval. It also provides clarity around any additional requirements or constraints that may influence the project moving forward.

My role, if you wish, is to coordinate this process on your behalf, making it as straightforward as possible and ensuring you are kept informed every step of the way.
